Buying a home is one of the biggest financial decisions you'll ever make. It's exciting, a little nerve-racking, and if you're a first-time buyer, it can also feel overwhelming. The good news? It doesn't have to be.

Here's a step-by-step guide to buying a house, from the moment you decide you're ready until the day you get the keys.

Step 1: Determine Your Budget

Before you start scrolling through listings online, it's important to know what you can comfortably afford. Take a look at your income, monthly expenses, savings, and any existing debt.

Remember, your monthly payment includes more than just your mortgage. You'll also want to consider:

  • Property taxes
  • Homeowners insurance
  • HOA dues (if applicable)
  • Utilities and maintenance costs

Knowing your budget upfront helps narrow your search and prevents you from falling in love with a home that's outside your price range.

Step 2: Get Pre-Approved for a Mortgage

Getting pre-approved is one of the most important steps in the process. A lender will review your finances and provide a pre-approval letter showing how much you qualify to borrow AND make sure your monthly payments are comfortable for you. 

A pre-approval does a few things:

  • Gives you confidence in your budget.

In today's market, most sellers won't even consider an offer without a pre-approval letter attached.

Step 3: Find the Right Realtor

Buying a home is a lot easier when you have an experienced local expert in your corner.

A good Realtor doesn't just unlock doors and schedule showings. They help you understand the market, negotiate on your behalf, explain contracts, coordinate inspections, and make sure you're protected every step of the way.

The right agent becomes your guide, advocate, and sometimes even your therapist during the process (that’s us!). 

Step 4: Start House Hunting

This is the fun part!

Once you're pre-approved, it's time to start looking at homes. Make a list of your wants and needs before you begin.

Think about things like:

  • Garage space

Keep an open mind. It's rare to find a home that's absolutely perfect, but you can find one that's the right fit.

Step 5: Make an Offer

Step 8: Finalize Your Financing

After your offer is accepted, your lender will begin the underwriting process.

During this time, avoid making major financial changes such as:

  • Opening new credit cards

  • Making large unexplained deposits

Your lender will verify everything one final time right before closing.

Step 9: Schedule the Appraisal

Your lender will order an appraisal to make sure the home's value supports the loan amount.

Most of the time, the appraisal comes in right where everyone expects it to. If it doesn't, your Realtor can help you navigate your options and negotiate a solution.

Step 10: Final Walk-Through and Closing Day

A few days before closing, you'll do a final walk-through of the property to make sure everything is in the condition you agreed upon.

Then comes the best part: closing day.

You'll sign a stack of paperwork, the transaction will fund and record, and then you'll get the keys and officially become a homeowner!
