What Happens After I Accept an Offer on My House?
You accepted an offer, congratulations! But what happens next?
After the showings, negotiations, and decisions that go into getting an offer, accepting one can feel like the finish line. But there are still a few important steps before you officially hand over the keys.
The good news is that you don't have to manage them yourself. Your real estate agent, the buyer's agent, lender, and title company will all be working together to keep everything moving toward closing.
1. The Contract Is Signed and the Transaction Begins
Once everyone has signed the purchase agreement, your agent will review the important dates and deadlines with you. These can include inspections, financing, appraisal, title work, and the closing date.
At this point, your agent's role shifts from marketing your home to managing the transaction, keeping track of deadlines, communicating with everyone involved, and helping address any issues that come up.
2. The Buyer Completes Their Inspections
The buyer will typically have a period to inspect and evaluate the property. This may include a general home inspection as well as additional inspections such as a sewer scope, septic inspection, well inspection, or other evaluations depending on the property. If the buyer requests repairs, credits, or other changes, your agent will help you understand the request and negotiate the best path forward.
3. The Buyer Works Through Financing and Appraisal
If the buyer is getting a mortgage, their lender will work toward final loan approval. The lender will also typically order an appraisal to make sure the property supports the purchase price.
If the appraisal comes in at or above the purchase price, things generally continue as planned. If it comes in below the agreed price, there may be additional negotiations between the buyer and seller. Your agent will help guide you through this process and keep you informed along the way.
4. Title and Escrow Handle the Paperwork
While the buyer is working through inspections and financing, the title and escrow company is working behind the scenes to prepare for closing. They'll research the property's title, identify any issues that need to be resolved, prepare the necessary documents, and coordinate with the buyer's lender and both real estate agents.
You may be asked to provide information or sign documents along the way, but your agent and escrow team will let you know what is needed.
5. You Keep Taking Care of Your Home
Until the transaction closes, the home is still your responsibility. Continue maintaining the property, mowing the lawn, keeping the driveway clear of snow, turning on or blowing out sprinklers, and keeping it in the same or better condition as when the buyer made the offer.
If something unexpected happens, a plumbing leak, broken appliance, storm damage, or another issue, let your agent know right away. Your agent can help determine the appropriate next steps.
6. Closing Day Arrives
As closing approaches, the buyer's lender will finalize the loan and the title & escrow company will prepare the final documents.
You'll typically meet with the title or escrow company to sign your closing paperwork. Once all required documents and funds have been received, the transaction will record, which makes it official and then you'll receive your proceeds according to the instructions you've given the escrow officer.

Accepting an offer is a huge milestone, but there's still some work between an accepted offer and a closed sale. Inspections, financing, appraisal, title work, paperwork, and countless small details all have to come together.
