What Happens During a Showing?

Updated October 2026

If you're selling your home, you probably have a few questions about what happens when a buyer wants to see it. Do you need to leave? How much notice will you get? What if you have kids, pets, work meetings, or dinner in the oven?

We get asked these questions a lot! Selling a home means letting strangers walk through your personal space, sometimes on a schedule that doesn't exactly line up with your own. The good news is that showings don't have to turn your daily routine upside down. Here's what to expect during a showing, how to prepare, and how we work with our sellers around Coeur d'Alene and Spokane to make the process as manageable as possible.

What Is a Showing?

A showing is a scheduled opportunity for a prospective buyer and their real estate agent to walk through your house in person. Buyers use this time to see if your house is the right fit for them.

Photos and online listings can get someone's attention, but walking through a home is often what helps them decide whether they can picture themselves living there. During a typical showing, the buyer and their agent will walk through the home, look inside rooms and closets, check out features that matter to them, and take note of questions they may want answered.

Do You Have to Leave During a Home Showing?

Yes! We recommend that sellers leave the home during showings whenever possible.

It gives buyers the freedom to look around, talk openly with their agent, and take their time without feeling like they're intruding on someone else's space. Even a friendly conversation with the homeowner can make buyers feel rushed or uncomfortable asking questions.

If you have children, pets, or a busy household, we understand that leaving isn't always as simple as grabbing your keys and walking out the door. That's why we work with each seller to establish showing instructions that fit their situation. For some homes, that might mean allowing showings throughout the day while you’re at work with minimal advance notice. For others, it may mean scheduling around nap times, family dinners, or other commitments.

Our goal is to make your home accessible to serious buyers without making your life unnecessarily difficult.

We'll customize the showing rules for your home, including how appointments are requested and approved, what notice is needed, and any specific instructions agents should follow. If you need to protect nap time or avoid interruptions during family dinner, we'll work around that. If you're flexible and would rather not confirm every appointment or rearrange your schedule, we can build a system around that, too.

The key is figuring out what works for you before the first showing request comes in.

How to Prepare for a Home Showing Quickly

Here's something we tell our sellers: your home doesn't need to look like a professionally staged model every single day. Life happens, and buyers understand that people actually live in the homes they're viewing.

That said, a little preparation can make a BIG difference in how a property feels when someone walks through the door. Our listing packet includes a simple checklist for those times when a showing request comes in and you don't have much time.

Our Quick Home Showing Checklist

  1. Put dirty dishes inside the dishwasher (or quickly wash them)
  2. Make the beds
  3. Wipe the counters
  4. Empty the garbage
  5. Hide dirty clothes in the washing machine
  6. Quickly run the vacuum
  7. Turn the lights on
  8. Leave the house

That's it. You don't need to deep-clean every bathroom, reorganize the pantry, or make the house perfect before every appointment. Focus on the things buyers notice first: clutter, cleanliness, light, and the overall feel of the home.

If you have a little extra time, put away personal items, secure valuables and medications, and make sure pets are safely out of the way. If you're selling a property with a shop, outbuildings, or acreage, a quick check that access points are clear can also help buyers see the property's full potential.

How Much Notice Will You Get Before a Showing?

This depends on the property and the showing instructions you establish with your agent.

Some sellers prefer to approve every appointment and have several hours of notice. Others are comfortable allowing showings with 1-2 hours notice. We talk through these preferences with our sellers before the home goes on the market. We want to know what your normal week looks like, when the house is typically occupied, whether pets need special arrangements, and how much flexibility you have.

That conversation matters because the easier it is for buyers to schedule a showing, the more opportunities they have to see the property. At the same time, you shouldn't feel like you have to put your entire life on hold just because your home is for sale. We look for a balance that makes sense for your household and your selling goals.

What Happens After a Showing?

Once the showing is over, the buyer may decide the home isn't the right fit, keep it on their shortlist, or move forward with an offer. Sometimes buyers know immediately. Other times, they'll want to compare the home with a few others before making a decision.

We pride ourselves on getting feedback from every showing. Our team standard is to reach out every day for 5 days after the showing, even though showing agents may not always respond to us. We want to know all of their comments about price, condition, layout, or features can help us understand how buyers are responding and whether any adjustments are worth considering.

How Do You Make Showings Less Stressful?

In our experience, the best way to make showings manageable is to have a plan before your home hits the market. Decide what notice you need, establish clear instructions, and create a simple routine for getting the house ready.

If you have young children, keep a small basket handy for quickly collecting toys. If you have pets, have a plan for where they'll go during appointments. If you work from home, let us know which hours are difficult to accommodate. These small details help us build a showing schedule that works in real life, not just on paper.

And remember, you don't have to figure everything out on your own. We'll help coordinate appointments, communicate instructions, and adjust the plan when needed.
