As of this summer, the average home price in Coeur d’Alene and the surrounding communities continues to show strong demand, even as the market has shifted back toward a more balanced pace than the frenzy of a few years ago. According to the latest local market data, the average sold price across the larger Coeur d’Alene area is currently around $727,880, with about 2.3 months of inventory on the market. That tells us homes are still moving, but buyers are gaining a little more breathing room than they had during the ultra-competitive years. Homes are still selling at roughly 97.7% of asking price, which shows sellers are getting strong value, but pricing correctly matters more than ever.

Let’s start with Post Falls, where the average home price is currently around $568,216. Post Falls has become one of the most popular spots for buyers looking to stay close to Coeur d’Alene while getting a little more house for the money. It’s easy to understand why, you’re close to the river, have quick freeway access, and can be in Spokane or Coeur d’Alene in a reasonable drive. Areas like Prairie Falls, Montrose, and neighborhoods near the river continue to attract families and commuters alike. Post Falls tends to feel a little more affordable while still giving buyers that North Idaho lifestyle people are moving here for.

Then there’s Rathdrum, where the average home price sits around $693,238. Over the last several years, Rathdrum has quietly transformed from a smaller community into one of the fastest-growing areas in Kootenai County. Buyers love Rathdrum for the larger lots, newer neighborhoods, great schools and the more laid-back pace compared to busier parts of the county. Communities near Majestic Park, Radiant Lake, and newer developments on the west side of town have helped drive values upward. Rathdrum also appeals to buyers wanting elbow room without heading too far out into the country, which has helped support stronger pricing.

Hayden currently carries one of the higher average home prices in the area at $784,094, and that tends to make sense once you spend time there. Hayden offers a mix of established neighborhoods, luxury homes, golf course communities, and larger custom properties. Proximity to Hayden Lake, neighborhoods surrounding Avondale Golf Course and Hayden Lake Country Club, and homes with mountain or lake views all help push values higher. Many buyers see Hayden as a premium location because it offers a quieter feel while still being minutes from shopping, restaurants, and downtown Coeur d’Alene.

Of course, Coeur d’Alene itself remains the centerpiece of the market. Waterfront homes, downtown proximity, golf course communities, and access to the lake continue to make CDA one of the most desirable places to live in the Inland Northwest. Whether someone wants to be near downtown restaurants, out by the golf courses, or tucked into neighborhoods near Canfield Mountain, there’s still strong demand for homes in the city.

The big takeaway? There isn’t one “average” North Idaho market anymore. Each town has developed its own personality, price point, and buyer demand. Post Falls tends to attract buyers looking for value and convenience, Rathdrum appeals to those wanting space and newer growth, while Hayden continues to draw buyers looking for premium neighborhoods and lifestyle amenities. Understanding those differences is important whether you’re buying, selling, or just trying to keep tabs on what your home may be worth.
