Downtown Coeur d'Alene Condos: A Local's Guide to Living in the Heart of the City

If there's one type of property people are curious about, it's downtown Coeur d'Alene condos. Whether you're looking for a full-time residence, a second home, or a low-maintenance place to enjoy everything North Idaho has to offer, downtown condo living has become one of the most desirable lifestyles in the region.

After helping buyers and sellers in Coeur d'Alene for years, we've learned that every condo building offers something a little different. Some are all about luxury lake views, while others focus on walkability, affordability, or lock-and-leave convenience. Here's what you should know before you start your search.

Why Buyers Love Downtown Condo Living

Living downtown means you can park your car and hardly need it again. You're within walking distance of Lake Coeur d'Alene, McEuen Park, Tubbs Hill, the Coeur d'Alene Resort, dozens of restaurants, coffee shops, boutiques, art galleries, and seasonal events like Art on the Green, 4th of July, and the Holiday Light Show.

Many condo owners also appreciate the simplicity. Instead of spending weekends mowing the lawn or shoveling snow, those responsibilities are typically handled by the homeowners association. That makes downtown condos especially popular with retirees, busy professionals, and people who split their time between North Idaho and another home.

What Do Downtown Condos Cost?

One of the biggest misconceptions is that all condos downtown are ultra-luxury properties. While there are certainly million-dollar residences overlooking the lake, there are options across a wide range of price points.

Today, buyers can occasionally find smaller or older downtown condos beginning around $550,000 to $700,000. These are often just a few blocks from the lake and offer excellent walkability without the premium price of direct waterfront views.

Move into newer or larger condominiums with upgraded finishes, secure parking, and better views, and prices commonly range from $700,000 to $1.5 million.

For luxury buildings with panoramic lake views, concierge services, and premium amenities, prices regularly exceed $2 million, with some penthouse residences approaching $3 million or more.

The right condo really depends on your lifestyle and your budget.

Popular Downtown Condo Buildings

One Lakeside

One Lakeside has quickly become one of downtown's most recognizable luxury buildings. Located just steps from Sherman Avenue and McEuen Park, residents enjoy modern finishes, floor-to-ceiling windows, underground parking, and many units offer beautiful lake, city, or mountain views. It's an ideal choice for buyers wanting newer construction with true lock-and-leave convenience.

Typical Price Range: Approximately $599,000 to over $2 million

Monthly HOA: Ranges per unit $425 to $2,200 per month

Parkside Tower

If you've ever driven downtown, you've seen Parkside Tower. Rising above McEuen Park, this high-rise offers some of the most spectacular views in Coeur d'Alene. Residents enjoy concierge service, a fitness center, secured parking, and luxury finishes throughout the building. It's one of the premier addresses in North Idaho for buyers wanting upscale condominium living.

Typical Price Range: Approximately $1.2 million to $3.5+ million

Monthly HOA: Ranges per unit $485 to $984 per month

McEuen Terrace Condos

Located directly across from the downtown library and McEuen Park, McEuen Terrace offers an outstanding location that's hard to beat. Many units feature lake or city views, spacious floor plans, secure access, and underground parking. McEuen Terrace offers a quieter, more residential feel while still placing homeowners in the heart of downtown Coeur d'Alene, making it a favorite for those who want convenience without sacrificing comfort.

Typical Price Range: Approximately $1.5 million to $2.2+ million

Monthly HOA: $635

Sherman Avenue & Smaller Boutique Condos

Not everyone wants a luxury high-rise. Downtown also has several smaller condominium communities along Sherman Avenue and nearby streets. These often provide excellent value, larger floor plans, and lower HOA fees while still being just a short walk from restaurants, shopping, and the lake.

Typical Price Range: Approximately $550,000 to $900,000

Monthly HOA: Ranges from $250 to $500 per month

What Do HOA Fees Usually Cover?

This is one of the first questions buyers ask, and the answer depends on the building. Most downtown condo associations include several of the following:

  • Exterior maintenance (Siding, roof, etc.)
  • Landscaping
  • Snow removal
  • Water
  • Sewer
  • Trash service
  • Building insurance
  • Common area maintenance
  • Secure building access
  • Elevator maintenance
  • Fitness centers or community amenities (where applicable)

Some luxury buildings also include concierge services, professional management, and additional amenities that naturally result in higher monthly dues.

Is a Downtown Condo Right for You?

If your dream is walking to dinner, spending evenings at the lake, biking the Centennial Trail, or traveling without worrying about home maintenance, a downtown condo can be an excellent fit. On the other hand, if you need a large yard, RV parking, or extra garage space, a traditional home may better suit your lifestyle.

That's why we always encourage buyers to look beyond square footage and price. The lifestyle is often what makes downtown condo ownership so appealing.
